Rent Payment

  • Rent is due on the 1st of every month. Grace period and late fees are outlined in your lease.
  • Pay through DoorLoop via ACH, debit, or credit card. We also accept money orders.
  • Auto-pay is encouraged. Set it up once in DoorLoop and never worry about a late fee again.

Maintenance

  • Non-emergency: Submit through the DoorLoop portal with photos. We respond within 24 hours.
  • Emergency (24/7): Call (205) 886-9204. A live person answers — not voicemail. Fire, flood, no heat, or security issues are emergencies.
  • Tenant responsibilities: Changing light bulbs, HVAC filters (provided), smoke detector batteries, pest control, and lawn care unless stated otherwise in your lease.

Moving In & Out

  • Move-in: You'll complete a move-in inspection with photos. Note any pre-existing issues — this protects your security deposit.
  • Notice to vacate: Per Alabama law and your lease terms, written notice is required. Check your lease for the minimum notice period.
  • Security deposit returns: Returned within 35 days per Alabama law, minus documented damages beyond normal wear and tear.
