When your lease is signed, you'll receive a welcome email from DoorLoop with your login link and temporary credentials. Click the link, set your password, and you're in. If you can't find the email, check your spam folder or contact us at (205) 886-9204 and we'll resend it.
Emergencies include: no heat in winter (below 55°F inside), no water, major water leak or flooding, gas leak, sewer backup, electrical failure, broken exterior door or window that can't be secured, or anything that poses an immediate health or safety risk. We respond to all maintenance requests within 24 hours. Simple repairs (dripping faucet, running toilet, minor electrical) are typically completed within 48-72 hours. Larger repairs may take longer depending on parts and vendor availability, but you'll be kept informed through the portal at every step.
All adult occupants must be listed on the lease and have passed our screening process. Subletting is not permitted under BAKK Properties leases. If you want to add a roommate, they must apply and be approved. Contact us through the portal to start that process.
About 90 days before your lease ends, we'll reach out with renewal options through the DoorLoop portal. You can review the terms, accept the renewal, and sign electronically — all online. Renewing early locks in your rate and guarantees your home for another term.
Tenants are generally responsible for electricity (Alabama Power), water/sewer (city or county utility), and gas (if applicable, Spire or local provider). Garbage service is typically included where municipal pickup is provided. Check your lease for property-specific details. We'll provide utility contact information at move-in.
Life happens — job relocations, family changes, military orders. Contact us immediately through the portal or by phone. We'll review your lease terms and discuss options. Military members are protected under the SCRA and can break a lease with proper orders. For others, early termination typically requires 30-60 days notice and may involve a lease break fee as outlined in your lease.
